All of the work that we do starts with the on site pavement inspection. All areas of pavement are measured, quantified and inspected. This includes asphalt and concrete parking lots, roadways, curb or curb and gutter structures, sidewalks and surface inlet structures. All of this work is performed on site, by walking the entire site to understand all of the issues that are present. Photos are taken of the entire inspection area. Links to the photos are provided in each report.
All of the site information that is generated during the on site inspection is distilled into an easy to access and understand report that outlines our findings and recommendations for the site. All of the site information, reports and photos are stored in a password protected area online.
Based on the information that is gathered on site and speaking with our clients to understand their site needs we develop a comprehensive project design. From that project design a budget is developed that our clients can use to determine the extent of the project that they would like to accomplish. Projects can be designed to take place in one year or set up to be phased in over several years.
All projects are put out to bid to multiple contractors. Each bid item is required to have a unit and extended cost and no changes to the bid form are allowed. This ensures that an in-depth, apples to apples, comparison is available across all bids.
Designing a pavement project is only the first step. Ensuring that each item is installed correctly is just as important. The only way to do that is to be on site while the project is in progress. We lay out the project, oversee the installation of all items and require that the contractor report on all items that are used on site. Any changes that need to be made during the project are quantified by us and approved by you in a written change order.
We are your representative throughout the entire pavement project. We are not a general contractor. All contracts and payments flow through our clients. We are here to hold the pavement contractors accountable for the benefit of our clients.
Our pricing for inspection, budgeting and design is done on a per site basis.
Project representation is based on a percentage of the final contract value of the project.

HOA Run Communities – We have worked with both self managed and property management company run communities. The projects have run the gamut from driveway maintenance programs to the rehabilitation of multi mile community roadways. We understand that the boards need buy in from the entire community on the project. We bring a level of support to community boards and property mangers that cannot be matched.
Corporate Property Management – The projects that have been designed and overseen for our corporate clients are extremely varied. Shopping center parking lots, lifestyle center roadway systems, trucking facilities, public roadways with private maintenance requirements; we have a very deep base of experience for designing exactly the type of project that you need.
Owner Managed – The types of projects are the same, but we bring a level of professional expertise and support that owner’s cannot find anywhere else.
